The typical fees normally consist of the following key items:

1. Set Up Fees

What does this cover? Initial advertising and setting up the advert to include a listing on Rightmove, the inventory etc.

2. Tenancy re-let fee

What does this cover? A further charge when you have a change of tenant

3. Tenant Renewal Fee

 From our research Letting Agents charge anywhere from £50  (inc VAT)

What does this cover? Issuing a new contract to sign – or copying the old one and collecting an e-signature.

4. Monthly Management Fee

From our research Letting Agents charge anywhere between 6 & 10%  (PLUS VAT) It depends how many properties you have in your portfolio and how much they want your business. 

What does this cover? Effectively, transferring the rent paid, less expenses to you, the Landlord. They will add all kinds of narratives to this. They will state it will also cover property inspections: we have lived through this process, as tenants, and know as a fact after the first 6 monthly check, you will be hard pressed to see them again.

5. Gas Checks

Your boiler and gas appliances require an annual inspection and requires certification by law. This will be arranged for you, but you will be deducted the fee plus the hidden mark up some agents add on to the bill, or ask the engineer to discount. Do they ensure the Gas Safety certificate date remains valid, not allowing it to run out at any time? 

How do we know, we have been asked to do this as engineers! (not all agents are the same…)

6. Electrical Checks

Your electrical systems now needs checking and certificating every 5 years by law. This will be arranged for you, but you will be deducted the fee plus the hidden mark up some agents add on to the bill, or ask the engineer to discount. How do we know, we have been asked to do this as engineers! (not all agents are the same…)

7. Energy Performance Certificates (EPC)

You will need one of these before you let your property and it will need doing again if the EPC is over 10 years old.This will be arranged for you, but you will be deducted the fee plus.

8. Smoke, Smoke  Detector and Carbon Monoxide Regulations

Has your agent ever mentioned this or even checked these on an annual basis, do you have the certification on file?  Have they advised you what you should do as  a minimum?

9. Furnishing and Fire Regulations

 If you leave furnishing of any description, has your agent covered this off with you?

 10. PAT Testing

If you leave anything in the property with a plug you are required to have an annual PAT test, is yours up to date?
